Buildings out of plan

BUILDINGS might be built right to edge of the train platform at Camberwell Station, with only parts of the precinct included in a local heritage overlay last week.

Planning Minister Justin Madden has approved Amendment C55 to the Boroondara Planning Scheme, which will offer some protection against development for part of the station site.

But the council and the Boroondara Residents' Action Group are disappointed more of the station precinct was not included.

Acting BRAG president Jack Roach said despite "strong recommendations" from the community, council, Heritage Victoria and the National Trust, the decision would allow VicTrack to expand its development to the very edge of the main station platform.

"The cranes on Camberwell's skyline and elsewhere in Boroondara provide real evidence of things to come and there are many more high-rise projects in the pipeline," Mr Roach said.

Junction Ward councillor Jack Wegman said the station was an important local icon and the ability to view the station from surrounding areas contributed to its significance.

"The boundary supported by the minister and the independent panel will result in a partial loss of visibility of important heritage assets including the station and Palace Hotel," he said.

Mayor Phillip Healey said the council was aware of the importance of the station to the community.

"Both council and the community would have preferred a more appropriate boundary around key heritage features to ensure they are not compromised in any future development," he said.

"We are particularly concerned that the developer may...remove vegetation to build on the corner of Burke Rd and Cookson St."

VicTrack spokeswoman Nicky Webster said she could not comment until the amendment had been gazetted.

I'm slowly coming around to the view that this development may be a good thing, provided it's suitable to the area and asthetically pleasing.
There are worse things proposed for Camberwell - such as a grotese design for a 15 story tower.

article from today's Age...

Quote:
Station hub plan rejected
THE eight-year battle to redevelop Camberwell station appears headed for Victoria's appeals tribunal after Boroondara Council rejected a $45 million proposal and cited 31 flaws with the contentious plan.
..
Boroondara Mayor Coral Ross said the plan was rejected after concerns about the scale of the proposed buildings, particularly a seven-storey office tower on the southern side of the station.

If the dispute proceeds to VCAT it looms as a litmus test of the State Government's Melbourne 2030 planning blueprint, with several other Melbourne railway stations earmarked for intensive development.

These anti development Convervatives need to be beaten at any cost, they are part of the problem of Melbourne's housing affordability crisis and are holding back the modernisation of the city.

Yes, they are trying to preserve their property values, make a little enclave of low density for themselves while the rest of the city struggles with growth.

They should be beaten. And not just metaphorically

I'm sick of urban sprawl.
Camberwell Station is not as architecturally significant as the locals cry out. They just don't want to 'share' their suburban patch with others.

I think "The Well" is a shocking development - poorly planned and designed, but provided developments are asthetically pleasing, I haven't got a problem with Camberwell bulking up.

As for the many new suburbs to soon be born with the latest new release... half that area and force 3/4 level developments, densely packed with some highrise, eg 10-12 story apartments.

Melbourne is bigger in space than most cities in the world and has a tiny population. London would fit into the metro area, easily, and that has 3 times the population!
