They'd probably need to build a new bridge and whatnot at Unanderra, no need to worry about that at Bulli....

10 minutes by direct bus (infrequent and avoid it when starting at 1630 since it's FULL of school kids)

Why just a congestion tax for the Harbour Bridge, why not the same for all those motorists who choose to drive into the city via the M4 and M5.
